Waving Goodbye to the barracks thanks to Help to Buy Schemes

First time buyers Aaron Montgomerie and Emma Richardson celebrate combining Help to Buy schemes to get more for their money with Hodson Developments. A young soldier has finally been able to set up home with his sweetheart thanks to combining two Government schemes to help people get on the property ladder. Aaron Montgomerie, 31, who is in the Royal Engineers, was living on an army base in Wiltshire, while his partner Emma Richardson struggled to save a deposit while renting a home in Windsor. By successfully combining Forces Help to Buy with the regular Help to Buy scheme, the couple are now settling in to a new home at The Fitzroy Collection by Hodson Developments in Bracknell.




Forces Help to Buy assists serving military personnel such as Aaron to get on to the property ladder by loaning them 50% of their annual salary, interest free for 10 years, to put towards a deposit. It can also be used alongside the regular Government Help to Buy Equity Loan scheme and offers a further interest-free loan from the Government of up to 20% of the value of brand new homes worth up to £600,000.

“Without combining Help to Buy and Forces Help to Buy we wouldn’t have been able to afford to move at all,” says Emma, a 36-year-old HR business partner for a building company. “We have been trying to save for a few years, but we were going to struggle to ever get a full deposit together. Using the two schemes gave us the 5% deposit that we needed to buy; it just wouldn’t have been an option otherwise.”

“We love our spacious new home, and it was the perfect place for us to move as we have lots of friendly neighbours who welcomed us from day one,” says Emma. “We also have some friends that we already knew just up the road and we’re both close to work which makes life much easier. We now feel like we’re part of a real community.”

Moving Home and Starting a Family: Couple tick all the boxes at the Fitzroy Collection

Buying a new home just prior to having a baby could potentially be one of life’s most stressful experiences. However, for one young couple, Ryan Bartholomew and Jen Mather, (aged 28 and 27) who purchased a brand-new home in just four weeks just before the arrival of their son Josh, the process could not have been easier.

Planning Consent Secured for First Phase of Chilmington Green

Landmark Housing Development Given Green Light To Proceed




Hodson Developments has secured planning approval from Ashford Borough Council to begin Phase 1 of its major development at Chilmington Green. The planning approval means that work can now start on the construction of the first homes, which is expected to begin by the end of March 2018.

The Council’s Planning Committee has approved Hodson Developments’ detailed plans for the start of Phase 1 of the development, which includes 346 new homes, subject to minor amendments to the drawings.

Chilmington Green is a new, mixed use community by Hodson Developments comprising 5,750 quality new homes which will be built out over the next 20 years, providing much needed homes for Ashford’s growing population. As well as new homes, Chilmington Green will also boast its own high street, a secondary school, four primary schools, a park and extensive areas of green space. It will also provide up to 1,000 new jobs for the local area.

Ashford is very well served by public transport with trains every half hour between Ashford International and London St. Pancras taking only 38 minutes via the High Speed 1 rail link. There are also approximately 37 Eurostar departures a week from Ashford International with direct trains to Paris, Brussels, Lille and other European locations.

Initial infrastructure work started on the site in April 2017, including the construction of a new roundabout on the A28 as the main access to the development, work on other access points, new internal roads and land drainage.

Berkshire resident uses Help to Buy to secure luxury penthouse

A loan from the government’s Help to Buy scheme has allowed a Berkshire-based general manager to upgrade from a starter flat in Kent to a luxury penthouse in Hodson Developments’ Fitzroy Collection in Bracknell



Alex Bloor, 35, used Help to Buy to secure a loan of 20 per cent of the property price with no interest for five years. Two months ago, he moved into the three bedroom top floor penthouse which comes complete with a spacious living and dining area, an en-suite bathroom and two terraces, ideal for enjoying the views across the rolling Berkshire countryside.

Alex is already enjoying life in his new penthouse. He said: “Because it is on the top floor, you get a huge amount of light. I moved from a ground floor flat which although it wasn’t really dark, it was down a hill and it was nothing compared to what I have now. I can see the horizon in all directions and I have photographed a lot of sunsets.”

A property owner for ten years, Alex sold his home in the village of Westerham, Kent to move to Bracknell where he works in order to vastly cut down the amount of time he spends commuting.

Construction starts at our Ashford Development

Following several years of consultation and masterplanning, Ashford Borough Council’s planning committee approved Hodson Developments Chilmington Green development. A mixed use development which applies nationally recognised Garden City principles for the 21st century.





The focus now turns to delivering a really great place of high quality with construction now started on site.

Chilmington Green will be a standalone development of 5,750 quality homes, a district centre and community infrastructure which will create over 1,000 jobs in the next 20 years, coming forward in four main phases with around 300 homes delivered per year.

The development will provide towards local amenities including four new schools, shops, healthcare, sports and leisure facilities and community facilities.

Derek and Diana Lindon (80,77) were keen to downsize from their five-bedroom family home in Sandhurst. Having lived in the large property for over 21 years and fed up of getting backache from gardening, they set their hearts on buying a brand new apartment. First time buyers Sean Briggs and fiancée Veneta Stanton-Wharmby were delighted to discover that Help to Buy could help them get more for their money with Hodson Developments.

Based on the amount they had saved for a deposit, first time buyers Sean Briggs and Veneta Stanton-Wharmby were looking at a maximum house price of around £220,000, which in the Surrey town of Camberley was not stretching far. On discovering the Help to Buy scheme at Viridium by Hodson Developments, the couple realised they could actually really afford to buy their dream first home.

By using Help to Buy, it meant that as well as only requiring a 5% deposit upfront, with the 20% equity loan from the government, they could also gain access to lower interest rates available with a 75% loan to value mortgage. As a result the couple were able to extend their budget by nearly £100,000 and buy a stylish new two–bedroom apartment complete with 30ft long glass balcony at Viridium. What’s more is that the couple will now only have to pay just over ten pounds more in monthly mortgage payments than they were paying previously in their rented property.

Aircraft engineer Sean says: “Thanks to Help to Buy suddenly we have been able to buy an amazing property that was previously out of our price range. As soon as we saw this particular apartment Viridium we knew we loved it, but it wasn’t until we did the sums with Help to Buy, that we realised we could actually afford to buy it. We only needed to pay a 5% deposit and as the government is providing us with a 20% equity loan, we were able to secure a mortgage with an interest rate of 2.2% – meaning really affordable monthly repayments. We can’t quite believe that we have managed to buy our first home here.”

Previously having thought they were going to have to buy a property that required a lot of work, given their budget, they are thrilled to move into ready-made home. Their brand new apartment not only requires no work, it also comes with a sophisticated new kitchen with top of the range appliances and specification included in the price, stylish bathrooms, ensuite and even luxury carpet throughout.

The fact that it comes kitted out with all modern appliances is also a great help – meaning that we don’t have any more to pay out before moving in. I can quite honestly say it’s our dream first home and I can’t imagine anything I would want to change about it.”
